Pool Demolition in South Florida: Full vs. Partial Fill
A guide to pool removal in South Florida. Compare full vs partial pool demolition methods, costs and permit requirements.
In South Florida, an aging, cracked or unused swimming pool is often more of a liability than an asset. Whether you are dealing with a leaking shell in Fort Lauderdale, an outdated pool in Miami, or looking at removing a pool in Boca Raton, removing a pool can reclaim your backyard space and increase your property value.
But you can’t simply “dump dirt” into a hole and call it a day. In Florida, pool demo is a permitted activity that requires specific engineering and environmental steps.
At South Florida Demolition Services, we’ve been specializing in pool removal since 1992. Here is what you need to know about the two primary methods of pool removal: Full Removal and Partial Fill (Abandonment).
Method 1: Full Pool Removal
This is the most comprehensive way to handle a pool.
- The Process: We remove the entire concrete shell, the rebar, the tile and the plumbing. We haul every piece of debris away to a licensed facility. The cavity is then backfilled with clean, engineered dirt and compacted in layers.
- The Pros: This is the only method that restores the land to its original state. You can build a new structure — like a guest house or an addition — on the exact site of the old pool. There is zero risk of future settling or drainage issues.
- The Cons: This is the most expensive method because of the labor and disposal fees for hauling away tons of concrete.
Method 2: Partial Fill (Abandonment)
This is a cost-effective solution if you don’t plan to build on the site later.
- The Process: We collapse the top 2 to 3 feet of the pool walls. We then use a hydraulic breaker to puncture the bottom of the shell multiple times for drainage. The remaining concrete stays in the ground and the cavity is filled and compacted.
- The Pros: It is significantly cheaper and faster. It’s perfect if you just want to expand your lawn or create a patio area.
- The Cons: You cannot build a permanent structure on the site of a partial fill. When you sell your home, you must disclose that a pool was “abandoned” in place.
Why Drainage is Critical in Florida
Can a filled pool “float” in Florida? Yes. Because of South Florida’s high water table and heavy tropical rains, a pool shell that isn’t punctured right can act like a boat. If water gets trapped between the dirt inside and the shell outside, the entire “plug” can rise out of the ground. It creates a massive hump in your backyard that is incredibly expensive to fix.
We make sure the bottom of the shell is punctured according to municipal code to “kill” the pool’s buoyancy forever.
The Process in South Florida
You cannot legally remove a pool without a permit. The process in Broward and Miami-Dade typically looks like this:
- Permit Application: We submit a site plan showing the pool location and the removal method.
- Utility Termination: We safely disconnect and cap the pool’s electrical and water lines.
- Puncture Inspection: For partial fills, many cities require an inspection to verify the drainage holes before we pour the dirt.
- Final Inspection: Once the pool is filled and graded, the city inspector verifies the site is clean and safe.
How Much Does it Cost?
The cost of pool removal in South Florida depends on whether you’re doing a partial fill or a full removal, the size of the pool shell and site access. A full removal — where we break and haul away the entire concrete shell — takes more equipment and time than a partial fill-in. If we need compact machinery to fit through a narrow gate or work close to a structure, that adds labor time. Call us for a free estimate after a quick site review.

FAQ: Pool Removal
Q: Do you remove the pool equipment? A: Yes. We remove the pump, filter and heater. We haul them away for recycling.
Q: What kind of dirt do you use for fill? A: Clean, engineered fill dirt. No organic matter or debris. This ensures the best possible compaction and prevents future sinkholes.
Q: Can you remove a pool if it’s right next to my house? A: Yes. We are experts at working in tight residential footprints. We use precision machinery to make sure your home’s foundation stays safe.
Q: How long does the process take? A: The physical work takes 1 to 3 days. The permit process can take 3 to 6 weeks depending on the city.
Q: Will my property taxes go down? A: In some cases, removing a pool can lower your property’s assessed value, which might lower your taxes. You should check with the Broward or Miami-Dade property appraiser’s office.
