Manufactured Home Removal

It's Not Just Demolition. There's Paperwork Too.

Manufactured home demolition in Florida involves a step most contractors skip: title retirement. Before a permit can be pulled and a machine can touch the structure, the home's vehicle title must be surrendered or converted through the Florida Highway Safety and Motor Vehicles office. South Florida Demolition Services handles this paperwork on every manufactured home job.

We've been removing manufactured homes across South Florida and the Tampa Bay area since 1992. Single-wides, double-wides, triple-wides, in mobile home parks, on private lots and on commercial sites. We own our equipment, we pull our own permits and we leave the site graded and ready for whatever comes next.

Scope of Work

What We Handle

Structural Removal

  • Complete Unit Teardown

Full demolition of the home from roof to grade. Single-wide or double-wide, we remove every piece and haul the site clean.

  • Pre-HUD & HUD-Code Homes

We handle both older pre-1976 units and modern HUD-code manufactured homes. Different construction, same clean result.

  • Double-Wide & Triple-Wide Removal

Multi-section units fully disassembled and hauled. We coordinate the steel chassis, roof panels and floor sections as separate loads.

Chassis & Foundation Work

  • Steel Frame Removal

The metal chassis that sits under every manufactured home goes to a certified recycling facility. It does not go to a landfill.

  • Pier & Block Removal

Full removal of the concrete block and steel pier support system beneath the home. No buried obstructions left behind.

  • Concrete Slab Removal

Where a slab foundation is present, we break it and haul it away clean. Nothing buried for your next contractor to dig up.

Site Clearing & Accessory Structures

  • Carport & Awning Removal

Attached and detached aluminum carports and awnings stripped down to grade. Posts pulled and holes filled.

  • Screened Porch & Lanai

Full removal of screened enclosures and lanais, including footings and anchors. We grade the area to match the surrounding lot.

  • Sheds & Storage Buildings

Any accessory structure on the lot that needs to go. We clear it and haul it.

How It Works

The Demolition Process

Title Retirement

We file the FLHSMV title retirement paperwork before anything else. The home's vehicle title must be surrendered or converted to real property before a demolition permit can be issued.

Permit Pull

We pull the demolition permit from the city or county building department, handle the application submittals and schedule the required inspections.

Utility Disconnects

Electrical, water, sewer and gas terminated and capped to code. We notify the utility companies and confirm all disconnects before equipment moves on site.

Asbestos Survey

Required for homes built before the mid-1980s. A licensed abatement crew handles any found material before we begin demolition. No shortcuts on hazardous materials.

Demolition

Teardown typically takes one to two days. The structure, steel chassis and all materials are hauled from the site to licensed disposal and recycling facilities.

Site Grading

We grade and compact the lot, correct the drainage and leave the site clean and level. Ready for new construction, landscaping or whatever comes next.

Why Work With Us

What Sets Us Apart

We Handle the Title Paperwork

Most demo contractors don't touch FLHSMV title retirement. We do. Florida law classifies manufactured homes as vehicles until the title is surrendered with the state. That paperwork has to be filed before a permit can be pulled. We coordinate the process on every manufactured home job so you don't have to navigate the state system yourself.

We Own the Fleet

We own our entire fleet of excavators, loaders, and trucks, meaning we control the schedule rather than waiting on a rental yard. Owning our equipment also allows us to deploy compact, right-sized machines that fit the tight spacing of Florida mobile home parks, ensuring we can stage and operate without disrupting neighboring units.

Licensed for Every Part of the Job

Common Questions

Manufactured Home Demolition FAQ

How long does a manufactured home demolition take?
The teardown itself typically takes one to two days. The pre-demo phase (title retirement, permits, utility disconnects and any required asbestos survey) runs three to six weeks depending on the city and county. We begin coordinating that paperwork as soon as you're ready to move forward.
Do you handle the demolition permit?
Yes. We pull the permit from the city or county building department, coordinate the required inspections and manage the paperwork throughout the project. You don't have to deal with the building department directly.
What is title retirement and do you handle it?
Florida law classifies manufactured homes as vehicles. Before we can demolish, the home's title must be surrendered or converted through the Florida Highway Safety and Motor Vehicles office (FLHSMV). This is separate from the building permit and must be completed first. We coordinate this process on every manufactured home job.
Do you remove the steel chassis?
Yes. The metal frame is hauled to a certified recycling facility after demolition. It does not go to a landfill. We handle transport and disposal as part of the project.
Can you work on a tight mobile home park lot?
Yes. We operate compact equipment sized for standard mobile home park lot spacing. We've removed units from active parks without disturbing neighboring homes. Site access is part of our mobilization planning. We review the lot before we move any equipment.
Is an asbestos survey required before demolition?
It depends on when the home was built. Manufactured homes built before the mid-1980s require a licensed asbestos survey before a demolition permit is issued. If asbestos is found, a licensed abatement crew removes it before we begin. We guide you through this process if it applies to your project.
Are you licensed for manufactured home demolition in Florida?
Yes. We hold Florida Certified General Contractor license CGC1540779, held by Rebecah O'Connor. We carry full general liability and workers' compensation insurance through Admirals Insurance Group. You can verify the license at the Florida DBPR website.
How much does manufactured home demolition cost in Florida?
The total cost of tearing down a manufactured home depends entirely on the specific footprint and logistics of your property. Factors include the size of the unit (single, double, or triple wide), the results of required asbestos surveys, whether the unit is on a private lot or in a tight mobile home park, and any complexities with the title retirement process. We provide a firm, fixed-price quote after completing a free on-site estimate.
Can you demolish a manufactured home if there's still a lien or mortgage on it?
No, the title must be clear of all liens before the demolition process can be finalized with the state. The Florida Department of Highway Safety and Motor Vehicles (FLHSMV) requires a clean title to complete the mandatory title retirement process. While we guide you through the paperwork, you will need to resolve any outstanding liens directly with your lender before we can begin coordination.
