1. Secure Your Permits Early

In Miami-Dade, the permit is the gatekeeper. You cannot mobilization an excavator until the county or city has issued your structural demolition permit.

  • Permit Management: We handle the paperwork, but we need you to provide your proof of ownership and a signed contract early.
  • The Asbestos Survey: Florida law requires an asbestos survey for most demolitions. Get this done as soon as you know the structure is coming down. If abatement is needed, it adds weeks to the schedule.

2. The Utility “Kill” Process

This is the most critical safety step. You must have written proof that all utilities have been disconnected and capped.

  • Electricity: Contact FPL for a service retirement. They must remove the meter and the line from the pole to the house.
  • Water & Sewer: You need a licensed plumber to cap the sewer line at the property line. In Miami-Dade, this must be inspected and signed off by the city before structural work begins.
  • Gas: If you have a natural gas or propane line, it must be killed and the tanks removed.

3. Salvage What You Want to Keep

Once the demo crew arrives, everything on the site is considered debris. If you want to keep that antique chandelier, the high-end appliances or the mahogany front door, you must remove them before we mobilization.

  • Landscaping: If you have rare palms or expensive plants you want to save, hire a landscaper to move them before the heavy iron starts moving. Heavy machinery will compact the soil and kill anything in the root zone.

4. Clear the Interior

  • Hazardous Waste: Do not leave paint cans, pool chemicals, propane tanks or old tires in the house. Landfills charge a premium for hazardous waste, and we may have to pause work if we find a stash of chemicals.

5. Coordination with Neighbors

Demolition is loud, dusty and disruptive. Being a good neighbor in Miami-Dade will save you a lot of grief.

  • Give Notice: Talk to your neighbors a week before work begins. Tell them when the loud work will start and how long it should take.
  • Shared Walls/Fences: If your property line is tight, coordinate the removal of any shared fencing or the protection of shared structures.

6. Site Access and Staging
